The Arithmetic Behind Solar Site Suitability

Site viability is determined by substation proximity (11 kV to 220 kV) and spare evacuation capacity, combined with contiguous flat terrain, approvals and GO in place, and 60-year unencumbered title.

Topography & slopeUniform, flat or gentle south-facing slope under 3° preferred (5° max). Minimal grading, zero shading obstacles.

Pass / Fail Engineering & Legal Gates

Low land cost never compensates for a congested substation, flood vulnerability, or fractured family titles. If a candidate parcel fails any gate below, it is rejected immediately before entering our transaction pipeline.

a. Grid & Evacuation
  • Within 3–5 km of an operational 11 kV, 33 kV, 66 kV, 110 kV, 132 kV, or 220 kV substation. 8 km absolute maximum.
  • Verified spare transformer or feeder capacity. A written preliminary feasibility or connectivity study from the transmission utility is required.
  • Right of Way (RoW) path for transmission line from parcel boundary to substation without major forest, railway, or national highway crossings.
  • No high-tension transmission lines traversing across the active module installation area.
b. Topography, Soil & Flood Risk
  • Outside 50-year and 100-year floodplains. No severe waterlogging, natural streams (nallahs), or seasonal drainage channels dissecting the plot.
  • Slope gradient under 5°. Rocky barren or non-cultivable land preferred over high-moisture agricultural clay.
  • Stable soil bearing capacity suitable for driven piles or pre-cast concrete ballasts without excessive foundation costs.
c. Title & Legal Clearance
  • Clean, unencumbered 60-year title trail with 60-year legal dossier.
  • Approvals and GO in place, ready for immediate project deployment.
  • Consolidated under a single SPV structure with single-seller execution authority.
  • No ceiling surplus, Land Reforms Act restrictions, inam/grant land limitations, or active court litigation.
  • Clear physical boundary demarcation with verified survey sketch (11E sketch / tippani / atlas).
d. Logistics & Physical Access
  • Minimum 9–12 m motorable approach road connected to a major state or national highway corridor.
  • No weak culverts, low-hanging HT lines, or narrow village crossings that block transport of heavy transformers and 40-foot container trailers.

  • Global Horizontal Irradiance (GHI) above 5.5 kWh/m²/day with over 300 clear sunny days per year.
  • Low ambient dust deposition rates and good natural wind ventilation to minimize module thermal losses.

  • Contiguous adjacent land available for phase-two expansion (e.g. 5 MW expanding to 10–20 MW).
  • Proximity to industrial corridors or open-access off-takers for captive / group-captive wheeling.
